SPASE Ltd. provides a full service approach to all projects from inception, whether you have a design brief to develop or a blank canvas requiring architectural design.  We will provide the full service tailored to your specific needs.

We are able to establish your design brief and advise whether the options are feasible in terms of local planning policy, site constraints,

construction and costs.  We can produce sketch designs, proposals and feasibility studies for options and site appraisals.

Our multidisciplinary approach allows an all round solution for clients looking to undertake a project of any size or scale.

planning permission

SPASE Ltd. has a high level of knowledge of the planning system and current planning policy, together with the ability to form working relationships with Local Planning Authorities to maintain a good level of communication during the consideration process of an application.  We are also registered as a Smarter Planning Champion as endorsed by the UK Government Planning Portal resource.

We regularly prepare and manage applications for Full and Outline Planning Applications;

Householder Applications; Pre-application Advice; Lawful Development Certificates.

We have a high success rate in submission of Planning Applications through residential and commercial developments; householder options; agriculture; and community projects.

building regulations

All building projects and designs require some varying level of detail and specification to enable construction. All building projects should also 

comply with the Building Regulations.

 

SPASE Ltd. has a wealth of experience in technical design on a variety of projects and we ensure all technical packages include a high standard of detail relevant to the construction project. Our experience includes traditional and modern building practices and techniques for a full approach to any project. We are also proud to be part of the LABC Partnership Agreement.

We commonly provide tailored services to each project, including Full Plans Application to comply with current building regulations, SAP Assessments,

large scale detailing and site supervision.

specification & tender

SPASE Ltd. are able to produce full specification of works, to detail standards of construction, all materials, finishes and fixtures to complete the building works.  These are detailed and contractual documents which set out the full scope of the building project and include provisions for site procurement, welfare, insurance and management.

This specification is issued for competitive tender or negotiation by selected building contractors for tender pricing.  We manage the contractor selection, tender process and on return we also evaluate the tender prices to meet with our client and discuss the most suitable contractor for the works in hand.  We can also interview building contractors and arrange visits of past sites.

Chartered Building Surveyors provide site administration of building construction contracts to ensure that the works are undertaken to the correct specification, quality, on time and without over payment. We are able to inspect construction works in progress to ensure that any defects are rectified before completion.

We are also able to inspect and certify construction works to confirm that works and progress are satisfactory.  This can be a condition of the lending bank or building society with certification issued by a Chartered Surveyor or Architect to release stage payments.

principal designer

SPASE Ltd. adopts a holistic approach to the role of Principal Designer to reduce health and safety risk and incidents on site. We have successfully carried out the role of Principal Designer on a diverse range of construction projects, as required by the Construction Design and Managements Regulations.

We are able to plan, co-ordinate and collate the pre-construction information to issue to the construction team and undertake design review meetings. During construction, we will liaise with the Principal Contractor for the duration of our appointment. On completion we will compile the statutory Health and Safety File for formal handover to our client at project completion.

SPASE Ltd. are able to offer an extra dimension in terms of visualisation over and above the typical 2-dimensional drawings.  We can produce 3D computer generated images and models, with full renderings, together with 3D printing services to create physical models.  This ensures our client's brief is being achieved and alterations addressed prior to construction.

sustainable design 

SPASE Ltd. are continuously trained in sustainable design and we are able to offer our clients knowledge of how low carbon  technologies and renewable energy sources can be implemented in initial designs to ensure developments will strategically comply.

New build design requires the overall construction to be designed and calculated as a hole element to ensure it meets current standards in thermal efficiency and energy consumption.  SPASE Ltd. can provide accredited SAP Assessments to ensure building designs conform to current Building Regulations.

Such service can be undertaken as part of an overall design package or as individual instruction.

heritage assets

SPASE Ltd. has a strong track record in the sympathetic alteration and change of use of historic buildings, including those that are Listed Buildings. We take pride in combining the principles of conservation to the old and integrating contemporary and practical extensions or alterations. Our qualifications and experience has led to a high record of success with local planning authorities and Historic England when altering or extending Listed Buildings for the modern age.

We are able to undertake Heritage Reports; Conservation Statements and Plans; Joinery Details and Listed Building Consents; with discharge of conditions; and Building Surveys.
